How to change your name on property tax record

In the event of ownership change of any property, it is imperative for the new owner to get the name altered in the property tax records. If this is not done, the erstwhile owner will still be liable to cough up the taxes since the civic body has not been made aware of the sale of the property.



This is an aspect that should be given due importance, since property tax records also serve as concrete proof of ownership of a property. This record is the documentation maintained in every country by the relevant department/civic body which includes information related to the property.

The process of changing the name in the property tax records is a fairly simple one, provided you have all the necessary documents handy. The documents, along with the application, must be submitted to the Commissioner of Revenue. Following the submission and verification, the name change should show in the records in two to four weeks.

Here are the documents required:

# Receipt of the last instalment of tax paid on the property concerned

# One attested copy of the sale transaction deed which is in the new owner’s name



# NOC from the housing society/owners’ association

# Properly filled-up application form with the new owner’s signature

# A mutation deed or application for mutation recording the transfer of property in the local civic records

# Identity proof of the new owner like Aadhaar card, PAN card, passport, voter ID or driving license

# Proof of the new owner’s address from utility bills, bank statements or any other official document

# An affidavit declaring ownership change and the request for name change in the property tax records

# In case the name change is due to the demise of the erstwhile owner, the death certificate of the deceased owner

# An encumbrance certificate showing the property is free from any litigation or monetary liabilities

# A copy of the municipal map depicting the layout plan showing the property’s location and dimensions

What are the instruments of title transfer?



# Sale deed: This is the most prevalent instrument for transferring ownership of property. The property owner executes a registered sale deed in favour of the buyer, making him/her the new owner.

# Gift deed: This instrument is used when the property is being given away as a gift without any consideration amount. Of course, the gift deed needs to be registered.

# Lease deed: A lease deed is prepared when the rights to the property is being transferred or created for a temporary phase. If the lease period is less than a year, it need not be registered.
