In a low-density environment, people get to reside in a larger space than in crowded urban localities. The soaring demand for low-density luxury homes is also being accelerated by an increasing number of high net-worth individuals (HNIs) and ultra-high net-worth individuals (UHNIs). According to The Wealth Report 2024, India witnessed a 6.1% annual jump in its UHNI population in 2023, touching 13,263. This number is expected to further swell to 19,908 by 2028.
Add to that the growing investment of NRIs in the Indian real estate market (expected to touch 20% of total investments soon), and you have a rosy present and future for low-density luxury housing projects, as realtors make a beeline to deliver such properties.
Low-density housing projects are formatted in a way to have fewer homes per unit of land compared to traditional high-rise apartments in densely-packed neighbourhoods. Such properties would include bungalows, independent villas or low-rise apartment buildings with ample greenery around. These communities will automatically have a lower population density, and are often being planned in the suburbs these days.
The increasing lure of suburban living has contributed immensely towards the growth of low-density housing, as more and more people are opting for the serenity of the suburbs to the daily hustle and bustle of city life, seeking an escape from the suffocating pollution and congestion.
Low-density suburban homes offer a perfect marriage between urban creature comforts and rural tranquility, with easy access to a plethora of upcoming amenities including schools, hospitals and shopping centres, and an easy rhythm of life. Small wonder then that a clutch of low-density housing properties are coming up in the suburbs of most big cities.
