Benefits of PMAY for Home Buyers

The Pradhan Mantri Awas Yojana or PMAY is a housing scheme which was launched by the Indian government in 2015 aimed at providing affordable housing to the urban poor. According to the initial plan, every family who came under PMAY, would have a “pucca house” with water connections, sanitation, and electricity by 2022.

PMAY encompasses the credit-linked subsidy scheme (CLSS) which offers an interest subsidy on home loans for the purchase, construction, extension, or improvement of houses. There is an alternative scheme for the rural poor as well – PMAY (Gramin) or PMAY-G. The original plan was to build 2 crore affordable dwelling units by March 31, 2022.



Who are Eligible for PMAY?

People who belong to the following groups can avail of the PMAY:

  • Economically weaker sections (EWS)
  • Low-income group (LIG)
  • Middle-income group-I (MIG-I)
  • Middle-income group-II (MIG-II)
  • Scheduled castes (SC)
  • Scheduled tribes (ST)
  • Other backward classes (OBC)

The conditions are that the beneficiary family must have a husband, wife, unmarried sons and/or unmarried daughters. An adult earning member of the family, notwithstanding marital status, will be regarded as a separate household.



What are the Benefits of PMAY?

Besides the subsidized home loans available to people from the lower and middle-income brackets, these are the other benefits of the PMAY scheme:

  • Better living standard: Having a house which is totally your own permanently, gives you much-needed financial and social security, comfort and enhances your quality of life. The availability of housing loans at a subsidized rate can help the economically weaker sections to live better as well.

  • Leveraging land value: PMAY lays special emphasis on motivating slum dwellers to move into ‘pucca’ houses for a better future. When this happens, the latent value of the land banks adjoining the slums is unlocked and can be suitably leveraged.

  • Financial security for women: Besides making it mandatory for an adult female member of the family to co-own a ready house, women are encouraged to apply for house loans as well. This creates a sense of empowerment and confidence among women members of the family and gives them financial security for the future.

  • Eco-friendly benefits: The homes under the PMAY scheme are built with sustainable materials, using eco-friendly construction methods and technology. Developers have also been instructed to ensure that there is minimum damage to the ambient environment during the construction process.

  • Job creation: The sheer scale of the scheme, involving construction, re-development, extension, and improvement of homes opens up ample job opportunities in the real estate sector, thus providing a multiplier effect on the local economy.
