More retail spaces add up in Kolkata

Approximately 10 lac sq.ft. of retail space is being added to Kolkata's aggregate supply to accommodate more brands. A lot of well-known brands like Cinepolis, Being Human and TGIF are crowding Kolkata market this year. However there has been a change of trend in terms of location of retail space. All these years, retail was existing in hi-street formats. But with new projects, the sites of development have shifted from city centres to places like Rajarhat, Howrah and Belur. While Acropolis Mall spread over 275,000 sq ft on EM Bypass threw open its doors earlier this week bringing in brands like Being Human, Hoppipola, Asia Kitchen, Auntie Annes and Cinnabon to the city, there are similar launches due in the next two years. As per research, the total operational retail space of large format malls in the city is around 3.5 million sq ft. So, the trend is to cover unmapped micromarkets with small format or mid-size malls and the retail rental variance is quite large and varies between Rs 50 per sq ft per month to Rs 700 per sq ft per month. The retailers in modern malls are now offering revenue shares to the landlord with minimum guarantee. There are different percentages of revenue share, for different kinds of product services. While hyper market will offer around 5%, the departmental store may offer around 8%. The normal stores offer 12 to 18%. Again F&B outlets offer 15 to 20% of their sale revenue.
